With a 25-year career in community development and nonprofit leadership, Rachel Hyman has worked in government as well as nonprofit and private sector settings, including founding RHYMAN CONSULTING in 2013. This varied experience gives Rachel a strategic viewpoint on the risks and rewards associated with real estate development as well as expertise in building high-functioning organizations.
Prior to founding her firm, she worked as a nonprofit COO as well as a bank lender for ten years at Chase, Citi, and Bank of America, in addition to an early career stint in government. All of these experiences, combined with her nine years as a consultant, enable Rachel to ably anticipate and analyze the pros, cons and flashpoints for real estate projects as well as organizational initiatives and processes.
Rachel is highly regarded for her ability to build relationships and manage interdisciplinary teams and governmental partnerships as well as for providing technical assistance, underwriting, research, grant-writing and project management support. She has also created and led trainings in affordable housing development. Her work as a COO for Habitat for Humanity NYC, along with Acting and Interim CEO roles, has brought Rachel a keen understanding of organizational and leadership development, operations, and finance.
In her consulting work Ms. Hyman represents nonprofit and private clients, often working on joint venture projects. Representative clients include nonprofit organizations RiseBoro Community Partnership and Homeward NYC and private developers Monadnock Development and Exact Capital. She also consults for national CDFIs, including the Low Income Investment Fund (LIIF) and Enterprise Community Loan Fund (ECLF). Throughout her career Rachel has worked on affordable housing projects, both preservation and new construction, totaling over $3 billion and 8,000 units.
Ms. Hyman holds a Master of Urban and Regional Planning from Cornell University and a BA degree from Binghamton University.
