With a 25-year career in community development and nonprofit leadership<\/span><\/strong>, Rachel Hyman<\/strong><\/span> has worked in government as well as nonprofit and private sector settings, including founding RHYMAN CONSULTING<\/strong><\/span> in 2013<\/span>. This varied experience gives Rachel a strategic viewpoint<\/strong><\/span> on the risks and rewards<\/span><\/strong> associated with real estate development<\/span><\/strong> as well as expertise in building high-functioning organizations<\/strong><\/span>.<\/p>\n

Prior to founding her firm, she worked as a nonprofit COO<\/span><\/strong> as well as a bank lender for ten years at Chase, Citi, and Bank of America<\/span><\/strong>, in addition to an early career stint in government. All of these experiences, combined with her nine years as a consultant, enable Rachel to ably anticipate and analyze the pros, cons and flashpoints<\/strong><\/span> for real estate projects as well as organizational initiatives and processes.<\/p>\n

Rachel is highly regarded for her ability to build relationships and manage interdisciplinary teams and governmental partnerships<\/span><\/strong> as well as for providing technical assistance, underwriting, research, grant-writing and project management<\/strong><\/span> support. She has also created and led trainings<\/strong><\/span> in affordable housing development. Her work as a COO for Habitat for Humanity NYC<\/span><\/strong>, along with Acting and Interim CEO roles, has brought Rachel a keen understanding of organizational and leadership development, operations, and finance<\/strong><\/span>.<\/p>\n

In her consulting work Ms. Hyman represents nonprofit and private clients<\/strong><\/span>, often working on joint venture projects. <\/span><\/strong>Representative <\/span>c<\/span>lients <\/span>include<\/span> nonprofit organizations<\/span> RiseBoro<\/span><\/strong> Community Partnership<\/strong> and <\/span>Homeward NYC <\/span><\/strong>and<\/span> private developers <\/span>Monadnock Development <\/span><\/strong>and<\/span> Exact Capital. <\/span><\/strong>She also <\/span>consults for national CDFIs<\/span>,<\/span><\/strong> including <\/span>the Low Income Investment Fund (LIIF)<\/span><\/strong> and Enterprise Community Loan Fund (ECLF)<\/strong><\/span>. Throughout her career Rachel has worked on affordable housing projects, both preservation and new construction, totaling over $3 billion<\/span> and 8,000 units<\/span>.<\/p>\n
